Marianella, a new residential development, has made its debut in the Dublin suburb of Rathgar. This unique project, brought to life by Cairn Homes Properties Ltd and designed by O'Mahony Pike Architects, offers a variety of living options for local downsizing couples and single individuals.

The development, which covers one, two, and three bedroom apartments, as well as three and five bedroom houses, is situated within a new public park that seamlessly integrates existing mature trees and lush planting to create a serene woodland setting. At the heart of the development lies a public park, enhancing the sylvan atmosphere of the area.

Phase 1 of the project, completed in May 2019, comprises 208 residential units, basement car parking, and bicycle storage. To distinguish the development from a traditional lift served apartment layout, two specific design solutions were applied: ensuring a sense of security and privacy by having most cores serve just two or three apartments.

In addition to the residential units, Marianella boasts a range of amenities. At the heart of the development, a clubhouse, gym, steam room, sauna, changing facilities, a home cinema, bar and lounge area with outdoor terraces, and a concierge service are available for residents' enjoyment. Electric car charging points have also been installed for shared access among residents.

Private courtyards and lush planting between the blocks adjacent to the park further contribute to the development's tranquil ambience. During the building process, sustainable construction practices were implemented, including noise and dust monitoring with live text alerts issued to the site team.

The monitoring system was maintained after the demolition contract was completed and remained in place throughout the project for the protection of patients at St Luke's Cancer Hospital, located nearby. A specialist Environmental Consultant company was appointed to provide live dust monitoring on the boundary wall between the site and St Luke's.

The company currently advancing the planning and construction of the second phase of the Marianella residential project is the Ballymore Group. This second phase, for 107 apartments, has recently been granted planning permission and is currently under construction.

Marianella's design appeals primarily to local downsizing couples and single people, with 90% of purchasers falling into this demographic. The development's unique combination of residential units, amenities, and sustainable practices make it an attractive option for those seeking a comfortable and eco-friendly living environment in the heart of Dublin.
